Short-term rental smart home automation
Your PMS knows who is arriving and when. Your locks, thermostats and sensors don’t. Homatic connects the two: describe what the rental should do in one sentence, and it runs on every booking.
Most rental tools stop at the reservation: they sync the calendar, set the rate and message the guest. What happens inside the property is still someone checking an app. Smart-home platforms don’t cover it either, because they’re built for a home somebody lives in. A rental is different in one way that changes everything: the calendar says when it’s occupied. Every rule below is built on that.

Write it in plain English
“Thirty minutes before check-in, set the thermostat to 72 and turn on the entry lights.” Homatic reads the devices this property actually has, drafts the rule, and shows it to you before anything is saved. Nothing runs until you accept it.
It checks the draft against reality. If you name a room with no devices in it, it tells you the room is empty. If “bedroom” could mean two rooms, it asks which one instead of guessing.

Rules that know whether a guest is there
Any rule can be limited to while a guest is staying, while the property is empty, or at least N minutes after checkout. Mark a rule once per stay and it behaves like a task: it runs once and stays quiet, instead of firing again every time the cleaner opens a door.
Rules that check their own work
“Lock the door” isn’t finished when the command is sent. Homatic reads the lock back, retries a set number of times, and then texts you once if it still won’t lock. A rule that retries forever with no alert gets a warning when you save it, so a problem can’t go unnoticed.
Smoke and CO rules can only notify
An automation triggered by a smoke or CO reading can send alerts and nothing else. It can never unlock a door or operate a device, and that’s enforced when you save it and again when it runs.
Homatic is not a life-safety or emergency system. Use certified, monitored alarms for that.
Rooms, not vendor apps
Devices are grouped by where they are, not which brand’s app they came from, so a thermostat and a sensor from two vendors in the same bedroom show up together. Each room gets one-tap controls like “all lights off” automatically. Locks, garage doors and water valves are never included in a bulk action.
Works with your booking calendar
Paste the iCal link from Airbnb, Vrbo or Booking.com and it works immediately. Direct connections to OwnerRez, Hostaway, Guesty and Lodgify pull reservations with guest details where the vendor provides them. Your PMS stays the system of record: when a check-in moves, every rule that depends on it moves too.
When a rule doesn’t fire, it says why
Every run is logged with what each condition expected, what the device actually read, and whether it matched, in your temperature unit. If a device couldn’t be read, the log says so instead of calling it a mismatch. You can also ask the assistant “why didn’t my checkout rule run?” and get an answer based on that log.

Common questions
How is this different from routines in the Nest or SmartThings app?
Those run on a schedule or on a device trigger. They have no idea whether anyone is staying tonight. Homatic reads the reservation, so one rule behaves differently on a booked night and a vacant one.
Do I have to learn an automation language?
No. Describe the outcome in a sentence. Homatic checks it against the devices the property actually has and shows you every step before anything is saved, including any step it cannot perform.
Can I mix brands in one rule?
Yes, and that is most of the point. A Schlage lock, an ecobee thermostat and a SmartThings sensor can all appear in the same rule.
